AIM MAIL CENTERS AND FLYNN & O’HARA UNIFORMS
SIGN LEASES AT BURWOOD VILLAGE CENTER
Stores combine for more than 5,000 square feet of space at 116,000 square foot community shopping center
Owings Mills, MD (March 1, 2006) – AIM Mail Centers and Flynn & O’Hara Uniforms have signed leases with Greenberg Gibbons Commercial for a combined 5000 square feet of space at Burwood Village Center in Glen Burnie, MD. The 116,000 square foot shopping center is positioned near the intersection of Baltimore-Annapolis Blvd. and Furnace Branch Road – just off Beltway Exit 5 – in Anne Arundel County. The center is anchored by Food Lion and CVS Pharmacy.
AIM Mail Centers has leased 1230 square feet of space, and is a nationally-franchised store that offers more than 30 different products and services associated with the shipping of letters and packages. The retailer, which recently opened, also provides photocopying, fax and notary services, as well as passport photos and overnight shipping.
Flynn & Ohara Uniforms has leased 3800 square feet of space and offers a comprehensive selection of school uniforms and gym wear. The company, which was founded in 1972, operates more than 20 stores in six states. This represents their first location in Anne Arundel County and they are targeting a late-Spring opening.
“Both of these new merchants will create destination-shopping trips to Burwood Village Center which will result in additional impressions and opportunities for the center’s complete roster of tenants,” stated Brian Gibbons, President and CEO of Greenberg Gibbons Commercial. “We have structured the tenant mix to offer a variety of products and services that adequately addresses the needs of the Linthicum/Ferndale communities,” he added.
Burwood Village Center was built in the early 1970s but, since its acquisition of the center, Greenberg Gibbons Commercial has undertaken a comprehensive $10 million exterior renovation, expansion and re-tenanting program. This included the addition of 7200 square feet of space in 2003 and another 15,000 square feet of space in 2004 to meet continued tenant demand. The grocery store space was re-tenanted to become Food Lion and the CVS Pharmacy expanded and relocated to a 11,000 square foot pad site.
“Anne Arundel County represents one of our core markets, and we are heavily invested in this region with a number of high profile projects,” said Erwin L. Greenberg, Chairman of the Board of the company. “A healthy and diverse housing component, excellent consumer demographics and the sustained creation of new jobs will continue to support these retail projects,” he added.
More than 80,000 consumers reside in the primary trade area of Burwood Village Center, featuring an average household income exceeding $60,000. In addition, more than 26,500 vehicles pass the site on a daily basis.
Other Greenberg Gibbons projects in Anne Arundel County include The Village at Waugh Chapel, a 450,000 mixed-use project and Annapolis Towne Centre at Parole, the $400 million re-development of the former Parole Plaza shopping center. Ground was broken on this latter project in December, and the first phase is expected to be completed in 2008.
Greenberg Gibbons Commercial, founded in 1968, focuses on the acquisition, development, leasing and management of mixed-use properties and retail shopping centers in the Mid-Atlantic region. The firm builds value in these holdings through asset management, re-development and leasing activities. The company presently owns and manages eighteen properties totaling more than three million square feet of space.
