HONEYGO VILLAGE CENTER COMPLETED, WITH Greenberg Gibbons Commercial CORPORATION OVERSEEING LEASING ACTIVITIES

Weis Supermarket anchors 158,000 square foot retail center, located in designated Baltimore County growth area

Owings Mills, MD (April 6, 2005) – Construction has been completed at Honeygo Village Center, a new 158,000 square foot retail center located near the intersection of Honeygo Boulevard and East Joppa Road in northern Baltimore County. Leasing for the project is being overseen by David Goldbloom of Greenberg Gibbons Commercial Corporation. The center, which is owned and managed by Chesapeake Commercial Properties, Inc., is anchored by Weis Supermarket – which has leased 54,000 square feet of space – and features twenty in-line retailers and four pad site merchants.

The retail mix includes an assortment of restaurants, consumer and business services and boutiques featuring unique gifts and products, designed to service the more than 130,000 consumers living within a five-mile radius of Honeygo Village Center. In addition, the project is contained within The Honeygo Plan Area, one of three designated growth areas in Baltimore County. Approximately eighteen new residential communities are under construction, or in the final planning and approval stages in this area, which will add residential units throughout the next five years.

In addition to Weis Supermarket, retailers that are currently open for business include Blockbuster, Baltimore County Savings Bank, Great Clips, The Young School (a 12, 000 square foot daycare center), a jewelry store, Verizon Cellular, Kim’s Nail Care, Honeygo Cleaners, UPS Store, Chung’s Martial Arts, Fizzle Bean Candle and Gifts and Honeygo Liquors.

Restaurants include Liberatore’s, Manhattan Grill, Chopstix Café, Cheeburger Cheeburger, Honeygo Cafe and Subway. The pad sites will be filled by a BP/Amoco gas station, Baltimore County Savings Bank, Dunkin’ Donuts/Baskin Robbins and Wendy’s.

“Our leasing strategy was to attract a number of different restaurants that would bring exciting and new dining concepts to the Honeygo area, coupled with an array of merchants that provide essential services,” stated David Goldbloom of Greenberg Gibbons Commercial Corporation. “The center features an extremely strong anchor draw in Weis Supermarket, which is recognized for its outstanding selection and service. The restaurants will bring a constant stream of new consumers to the center, which will help the visibility of all the merchants,” he added.
Honeygo Village Center also features an office building with more than 28,500 square feet of space. The Young School, a multi-site day-care and pre-school operator, is open for enrollment and located on the first level of this building. Other signed tenants include Franklin Square Hospital, MedStar Health, Dr. Stephen Feit and API Insurance Resources, Inc. Approximately 9,000 square feet of space remains to be leased in this office section.

“Honeygo Village Center is perfectly positioned in the section of Baltimore County that will experience the most dramatic residential growth over the next five years,” stated Larry Brenner of Chesapeake Commercial Properties. “Its strategic location will be heightened by the completion of Honeygo Boulevard, which will connect East Joppa Road to US Route 1, and create new traffic patterns past this site. We expect to draw consumers from throughout the northern Baltimore County region, and attract shoppers from the new housing units in Perry Hall,” he added.

More than 29,000 vehicles pass Honeygo Village Center on a daily basis and the estimated household income is approximately $67,000 within a five mile radius. More than 130,000 consumers live within a five-mile radius of Honeygo Village Center.
