Greenberg Gibbons Launches New Residential Division

Baltimore, Md. (September 10, 2026) Greenberg Gibbons, one of the East Coast’s premier real estate developers, investors, and operators, announced today that it has launched a new residential division, expanding on the firm’s in-house capabilities. Led by Senior Vice President David Bookhout, who brings deep expertise in multifamily development, the new division enables Greenberg Gibbons to directly plan and deliver residential communities as integrated components of its mixed-use destinations.

 

The firm’s residential communities will be thoughtfully designed to prioritize convenience, connectivity, and a strong sense of community, while reflecting the character of each development and the surrounding market. The new division is already creating multifamily communities at two Greenberg Gibbons mixed-use projects underway: The Mason at Frederick Brickworks in Frederick, Md., and Iris at Midtown64 in Richmond, Va.

The Mason at Frederick Brickworks will include 332-Class A apartments ranging from studios to three-bedroom units. It will offer a range of resident spaces and experiences including a speakeasy lounge, golf simulator, fitness center, outdoor pool and courtyard, and a dog park and pet spa. The Mason’s design will pay tribute to the site’s brick manufacturing history, and will include a secured, structured parking garage for all residents. The $450 million mixed-use destination includes a Whole Foods Market, Club Studio, and a variety of premier retailers.

 

The Iris at Midtown64 will include 341-Class A apartments ranging from studios to three-bedroom units, with structured parking offering residents direct building access from each level. The apartment building will feature a modern design with colorful interiors and amenities including an expansive clubroom and resident lounge, coworking space, fitness center, outdoor pool and courtyard, rooftop deck, and pet-friendly spaces. The $500 million Midtown64 project will also include a premier grocery store and new-to-market fitness concept, office space, and more.
